Custom Pool Design

Custom Pool Design services in Lathrop and surrounding areas

Pool design in Lathrop begins with a site-specific assessment that determines which rules apply to the property. Homeowners in River Islands are working with two parallel approval tracks: HOA architectural review and San Joaquin County permitting. The HOA evaluates fencing style and materials, equipment placement and screening, setback compliance, and overall design compatibility. The county permit process evaluates structural and safety code compliance. Getting both submissions right the first time requires a design built to satisfy both sets of standards from the start. Homeowners outside River Islands work through the county process only, which is more direct. Fetter designs for both situations and identifies which applies to each property during the initial consultation.

On the engineering side, the design accounts for Lathrop’s expansive clay soil and, where relevant, groundwater conditions near the delta. Properties with groundwater risk are designed with hydrostatic relief provisions — a valve or engineered drainage system that prevents hydrostatic pressure from damaging the shell when the pool is drained for service. Expansive soil calls for heavier reinforcement and drainage management around the shell. The 3-foot property line setback is a fixed constraint on every Lathrop design. Before excavation begins, Fetter visits the property and paints out the full pool and deck layout so you can walk through the design at scale — a pre-site review no other contractor provides. Fetter did an amazing job building my dad’s pool. They answered all his questions thoroughly and explained to him in detail step by step of the process. The workers are very professional and knowledgeable, they put his worries to ease. The pool itself is so beautiful, my parents love it! 10/10 I’d recommend them!

We absolutely love our pool done by Ultimate Pools by Fetter! Ross is by far the most knowledgeable pool contractor out there and we had quotes from 6 different contractors. Ross went above and beyond researching laws to allow us to change our backyard, that other contractors wanted myself to do. He is definitely a step a head of the game at all times. I highly recommend this company to any one thinking about building a pool. Ross was with us a 100% of the way and a phone call away at all times if needed. We will have a lifetime of memories in our backyard due to what Ross created for us.

My wife and I are very happy we went with Ultimate pools by Fetter for our pool. We talked to a couple of other companies and were impressed by Fetter because they didn’t try to talk us into anything we didn’t want. They were patient with us during our design phase as we started out wanting a spa and water feature and then changing our minds to just getting a pool. At no time did they try to talk us into into getting a particular pebble finish or plaster finish for the interior. Ross was straight forward about what he thought would work best for us and told us the pros and cons for every decision we made. He was great at explaining the process and what to expect each step of the way. Once the pool was complete, they have been great at answering all of our questions about pool chemistry too! We would definitely recommend using them to put in your pool! We went with a French Gray plaster and love the way the water color turned out.

Frequently Asked Questions

How does Fetter handle design for River Islands homeowners? +
River Islands projects require HOA architectural review in addition to San Joaquin County permitting. Fetter prepares the complete HOA submittal package — site plan, design drawings, equipment placement, fencing details — structured to address the specific items River Islands HOA evaluates. The design is built to satisfy both HOA standards and county requirements from the start so there is one design process, not two rounds of revisions.
Does groundwater affect pool design in Lathrop? +
In areas near the San Joaquin River delta, groundwater can be a variable during excavation. Properties where groundwater is a risk require hydrostatic relief provisions in the pool design — a valve or engineered drainage system that relieves hydrostatic pressure when the pool is drained for service or repair. Fetter assesses groundwater risk at each property and designs accordingly before construction begins.
What is the property line setback for pools in Lathrop? +
San Joaquin County requires a minimum 3-foot structural setback from the property line for the pool shell. Decking, equipment, and other structures may have additional setback requirements. River Islands HOA may impose design constraints on top of county minimums. Fetter verifies all applicable setbacks at each property during the site assessment before the design is finalized.
Does expansive clay in Lathrop require special engineering? +
Yes. Expansive clay swells when wet and shrinks when dry, and that seasonal movement has to be accounted for in the pool’s structural design. Fetter uses heavier steel reinforcement and drainage provisions around the pool shell to manage moisture levels and prevent the soil movement from stressing the structure over time. This is standard practice for Central Valley clay conditions and built into every Lathrop design.
Can Fetter design a pool for a smaller Lathrop backyard? +
Yes. The 3-foot property line setback is the primary constraint on compact lots, and River Islands HOA standards may add further design requirements. Within those constraints, Fetter designs pools that use available space efficiently — plunge pools, geometric designs, and integrated spa configurations that maximize function without requiring a large footprint.
